Saltwater Grande
Renter requirements
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees. Saltwater Grande rents only to adults 25 years of age and older.

payments
A down payment of 25% of the total cost of your vacation is due at the time of booking. The down payment applies to the total rental cost. Interest earned on rental down payment will be retained by the rental management company. 

Final balance payment is due 30 days in advance of your arrival. If the pending balance is not received on time, Saltwater Grande will automatically charge the balance of the reservation to the credit card on file.

Payments may be made via Visa, MasterCard, American Express and Discover.

Damage policy
As a condition to the rental of all vacation properties, Saltwater Grande reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Saltwater Grande is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

Cleaning
Upon arrival, your condo or home rental will be set up with linens and towels, and cleaned to our highest standard. Cleaning discrepancies must be reported to our office within 24 hours of check-in. If not reported within the first 24 hours, Saltwater Grande will assume that your unit was found in acceptable condition. Standard departure cleaning is included in the rental fees. Each unit is inspected after every departure and renters may be charged for additional cleaning if the unit is left excessively dirty and/or if the renter fails to complete the check-out requirements.

Emergencies/ maintenance
Saltwater Grande cannot guarantee against the breakdown of HVAC units and other appliances. Please report any maintenance requests to our office promptly. We will make every effort to have repairs completed quickly and efficiently. Saltwater Grande does not service condo building amenities, such as pools and elevators, as they are serviced by on-site property management at each building, however we will be happy to report any issues with these amenities to the appropriate party. No refunds will be made due to failure of HVAC units, appliances, building amenities, or any other maintenance issues beyond our control.

furnishings
Furnishings and equipment in all Saltwater Grande properties are provided by the owner. Guests are asked to leave all furnishings in the same arrangement as found upon arrival. Should it be necessary to schedule a service call to move furniture back into place, the cost will be billed to the guest in addition to any repair costs for related damages.

Arrival
Five days prior to your arrival date, you will receive an email with check-in instructions. This email contains your personal key code to access the keyless entry lock during your stay. Your code will become active at 4:00 PM on the day of your arrival, which is our official check-in time. You do not need to come to the Saltwater Grande office to check-in. You will be checked in upon using your personal key code for the first time. If pool passes, common area keys or parking passes are required for your property, they will be located on the kitchen counter next to the concierge kiosk.

Departure
Check-out time is 10:00 AM. Your personal key code will become inactive at 10:00 AM on the day of your departure. Please leave the pool passes, common area keys and parking passes, if applicable, on the kitchen counter next to the concierge kiosk. No need to turn in keys or even let us know you’ve left, simply remove your belongings and leave the condo or home by 10:00 AM. Our inspectors and housekeepers will be in shortly after your departure.

travel insurance
Guests can purchase a travel insurance plan to cover cancellation fees if the reason for canceling the reservation is covered under the provisions of the insurance policy. Travel Insurance is provided by Rental Guardian.

Cancellation policy
A full refund, less the accommodation service fee (varies per unit - up to $399), is given only if the cancellation occurs more than 30 days prior to your arrival date. Reservations canceled less than 30 days, but at least 14 days prior to the arrival date will receive a 50% refund, less the accommodation service fee (varies per unit - up to $399). If there are less than 14 days prior to your arrival date, no refund will be issued.

If you booked on a website or app like Airbnb or Vrbo, the cancellation policy may vary slightly. The cancellation policy for your specific reservation can be found in your rental agreement. If you cannot locate your agreement, please contact our office at info@saltwatergrande.com and we will forward a copy to you. We encourage all guests to purchase travel insurance to protect their reservation.

mandatory evacuation
If state or local authorities issue an order of evacuation of the area, rental guests shall comply with the order. In the event of an evacuation, no refunds will be issued. Saltwater Grande strongly urges our guests to purchase a travel insurance policy to assist with evacuation expenses, as well as to potentially cover the loss of use of the rental unit.

unforeseen circumstances
If, for any reason beyond the control of Saltwater Grande, the property becomes unavailable, Saltwater Grande may substitute a comparable unit or cancel this agreement and refund in full all payments made by the guest. Saltwater Grande will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Saltwater Grande. It is highly recommend that the guest considers travel insurance.

NUMBER OF GUESTS
Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact Saltwater Grande for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.

Smoking
Smoking is not permitted in any Saltwater Grande property.  If it is determined that a guest smoked in a unit, an additional cleaning fee of $500 will be charged to the guest’s credit card on file, plus an applicable administrative fee.

pets
Saltwater Grande does not offer pet friendly units at this time. If a rental guest is found to have a pet in a unit at any time during the stay, the tenancy shall be terminated immediately and a mandatory additional cleaning fee of $500 will be charged to the guest’s credit card on file, plus an applicable administrative fee.

Right of entry
Guest(s) agree that Saltwater Grande reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.

Security & safety risks
When you rent a Saltwater Grande property, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. Saltwater Grande does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. 

Indemnification & hold harmless
While Saltwater Grande and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Saltwater Grande and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Saltwater Grande and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Saltwater Grande and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
