šŸ”‘ Check-In & Property Basics
  • Your check-in instructions include door codes, instructions for operating the lock, parking info, and Wi-Fi details.
  • A wooden Welcome Box is located just inside the front door of your unit. The Welcome Box includes Wi-Fi info, parking passes, pool tags, or keys, if they are required at your property, as well as the SPA Book for the property, which contains photos of the unit for our cleaners and inspectors to reference.
🌐 Wi-Fi & Tech

Wi-Fi details can be found both in your check-in instructions and inside the wooden Welcome Box.
Most units include a smart TV—feel free to log in with your own streaming accounts, but please log out before departure.

šŸ“ŗ TV Troubleshooting Tips

If the TV isn’t working as expected, try the following:

  • Check that the TV is on the correct input (e.g., HDMI1, HDMI2).
  • Make sure the cable box or streaming device is powered on.
  • If there’s no sound or video, try unplugging the device and TV for 30 seconds, then plugging them back in.
  • Some TVs may take a minute or two to load after powering on—please be patient!

⚔ Bathroom Lights Not Working?

If the bathroom lights or outlets suddenly stop working, it may be due to a tripped GFCI outlet. These outlets are built for safety and may trip if moisture or a power surge is detected. To fix this:

  • Look for an outlet in the bathroom (or nearby) with ā€œResetā€ and ā€œTestā€ buttons.
  • Press the ā€œResetā€ button firmly.
  • The lights or outlets should come back on immediately.

Some properties have particularly sensitive GFCIs, so this can happen even with normal use.

ā„ļø Thermostat & A/C Tips

Please do not set the thermostat below 70°F. Setting it lower won’t cool the unit faster and may actually cause the system to freeze up.

For best performance, we recommend:

  • Summer: 70-74° F (cool)
  • Winter: 68-72° F (heat)

Be sure to keep balcony and exterior doors closed while the HVAC system is running. Leaving them open can:

  • Cause condensation (often seen dripping from vents throughout the unit) and moisture issues
  • Overwork the HVAC system
  • Lead to system failure
🧊 Refrigerator Notice
  • The refrigerator is empty and cool upon your arrival.
  • Loading it with warm groceries all at once can temporarily cause the temperature to rise—this is normal.
  • Please allow 12–24 hours for it to cool everything properly. Avoid turning the temperature setting to the coldest level, as this may reduce efficiency.
🚽 Clogged Toilet?

We know it happens! For your convenience, plungers are provided in each bathroom. If you experience a clog, feel free to use the plunger provided to clear it.

šŸ›— Residential Elevator Tips

If your rental includes a private elevator, please follow these simple steps to ensure safe and proper operation:

  • Always make sure the exterior door to the elevator is fully closed.
  • Inside the elevator, the accordion-style gate must also be completely closed before the elevator will move.
  • If you're trying to call the elevator from another floor, be sure the interior gate and elevator door on every floor is closed—otherwise, the elevator won’t respond.
  • Never force the doors open or try to manually move the elevator car.
  • If the elevator light is off, you can turn it on using the switch located on the control panel—right where you select your floor.

🧺 Laundry, Towels & Wet Items
  • Please do not hang towels, swimsuits, or other items over the balcony railings. This is both a safety issue and against HOA rules, and may result in a fine.
  • Avoid placing wet items directly on floors or furniture.
  • If beach towels are provided, use those for outdoor use—please don’t use white bath towels at the beach or pool.
šŸ—‘ļø Trash & Check Out Reminders
  • Please refer to your check-in instructions for trash disposal information.
  • Before checkout, please dispose of trash in the designated location, and start the dishwasher if you have any dirty dishes. 
  • Excessive messes or damage beyond normal use may result in additional charges.
  • We appreciate your help in keeping the unit in great shape for future guests.
šŸ” Safety & Property Rules
  • Always lock doors and windows when leaving the unit.
  • Do not share your access code or keys with non-registered guests.
  • For safety and community guidelines, nothing should be left in the breezeways, hallways, or other common areas—including directly outside your unit door. This includes shoes, beach gear, towels, trash bags, or any personal items. Items left in these areas are subject to removal by property management.
  • Please do not hang towels, swimsuits, or other items over the balcony railings. This is both a safety issue and against HOA rules, and may result in a fine.
  • Fireworks are not permitted at any property.
  • Grilling is only allowed at homes that provide a grill—never at condo buildings.
  • Smoking and recreational drug use are not allowed in the unit, on balconies, or in common areas. A $500 fee plus admin charges will be applied if violated.
  • Pets are not permitted. Unauthorized pets will result in immediate termination of your stay and a $500 cleaning fee.
  • Disturbances or excessive noise will not be tolerated.
  • Please follow all posted HOA rules. Fines resulting from violations will be billed to the guest.
